SITUATION

An investor client was seeking long-term income stability, tax efficiency, and alignment with high-quality healthcare real estate objectives. The acquisition of 120 Hawthorne Avenue in Athens, Georgia, a 6,766 square foot medical property met the key requirements.

RESULTS

The driver of the investment is the net lease with Piedmont Healthcare, a respected regional health system with a nearby hospital presence and a strong operating track record.
