SITUATION

Two physicians joined together to develop a 13,000 SF property to house their respective dental and eye care practices. Years later after selling the practices, the owners looked to evaluate options to hold for lease versus maximize pricing and sell.

With a long-term lease in place and a potential vacant dental suite the property could be positioned an investment or a strategic owner user acquisition.

RESULTS

Michael Ulin had already secured a long-term tenant and directly with directly with owners to lay out the potential exit plan. With a keen understanding of medical investments, Michael helped share how the potential vacancy would impact investor perception and pricing. However, bringing a dentist to acquire and use part of the building would maximize its value.

  • Michael linked up a local dental practice to close the deal which aligned the interests of both parties
  • Dental buyer saved over $200,000 utilizing existing infrastructure
  • Seller secured their desired $3,100,000 exit price
  • The sales comp of $238 reflected a premium and was consistent with sales of fully occupied investments.
