SITUATION

When the physicians at Northwest Neurology finalized the sale of their practice to WellStar Health System, they were faced with a critical strategic question: what to do with the real estate they still owned.

With a long-term lease in place to WellStar, the physician-owners had two clear options: 1) Retain the property and collect steady rental income from a strong health system tenant   2) Or maximize value immediately by marketing the asset as a net-leased investment in a high-demand healthcare corridor.

The asset located just minutes from WellStar’s Austell campus offered compelling fundamentals: a reliable, creditworthy tenant, long lease term, and strategic proximity to a major healthcare hub. With an on-site MRI unit and strong community need, the property also carried future upside for continued medical use.

RESULTS

Michael Ulin worked directly with the physician-shareholders to evaluate scenarios based on their individual and collective financial goals. After a focused analysis, the group chose to pursue a sale — capturing the premium value created by WellStar’s tenancy.
