SITUATION
Dr. Mohamed Koronfel had the focused plan to open a new office to bring compassionate focused care for patients in Northeast Atlanta to restore comfort for pain and spine ailments. We were working on a compressed timeline to get credentialing complete and speed up the timeline to Healthcare opening the office. So we needed to navigate the best strategy to minimize the Physician’s personal investment in the space while keeping flexibility for practice growth.
RESULTS
We positioned the Physician as the preferred Tenant in competing for the available space then engaged in proactive space planning to maximize the efficiency for the space. We also lobbied with owner to direct insurance dollars to improving the space versus re-buiding the initial design and layout. This secured beneficial lease language for lease term flexibility and limit the Personal Guarantee. exposure
